One of the most popular rooms in the house to renovate is the kitchen. Obviously, it is one of the most functional rooms and a quality renovation can add to the overall value of your home. Prior to starting that renovation project, following are some thing to note.
First, as with any home improvement project, think carefully as to whether you want a professional to do the job. One of the biggest mistakes made by many is to underestimate the amount of work and time that a home improvement project will take. In addition, only a professional has the experience to understand all of the little things that have to be done right for a successful project. But whether you use a professional or do it yourself, one thing you should always do is to select the highest quality materials possible in your price range. Don’t try to cut corners on items that are functional. There is nothing worse than putting together new cabinets with drawers and the drawers don’t stay closed or stick.
Second, you might always select a high quality countertop and cabinet but save money on standard appliances. You can research yourself, but you will often find that the premiums you pay for advanced appliances are not worth the money – those advanced functions are rarely used. Far more important to the overall value of the home is the quality of your cabinets, countertops and, if you have one, the island.
Finally, focus on what is most functional. Many people make the mistake of adding intricate details that cut down on the functionality of the kitchen. For example, design accents that then become impediments in your average day. And avoid things that are tough to maintain. For example, be sure you really do love the look of stainless steel and it is very difficult to keep clean as it will show every fingerprint.
One good thing to always ask yourself when renovating is whether or not the ‘average’ person would appreciate the changes you are making. Unless you plan on living in the house all of your life, eventually the investment you are making today in home improvements will add value to your home later if they are approved by the buyer.
